The lease is for five years or, if a longer definite term is agreed upon, for that longer term.
The lease entered into for a term of five years shall, upon its expiration, be renewed by operation of law for five years. The contract entered into for a term longer than five years but less than ten years shall, upon its expiration, be renewed by operation of law for a second term so much shorter than five years as the first term exceeded five years.
