Articles 291 to 300 do not apply to an agreement of two years or less.
If the use commenced pursuant to an agreement referred to in paragraph 1 has lasted for more than two years, an agreement on the terms agreed between the parties shall apply by operation of law, but for five years, from which the two years already elapsed shall be deducted. Articles 291 to 300 inclusive shall apply to this agreement.
The legal effect referred to in paragraph 2 shall not take effect if, before the expiration of the two-year period, the parties conclude another agreement covered by Article 292, paragraph 1, or an agreement differing therefrom, provided that the approval referred to in Article 291 has been requested before the expiration of the two-year period.
If approval of deviating clauses has been requested under Article 291 before the expiration of this period and the court rejects this request, it may also, at the landlord's request, determine that the contract be terminated and fix the time of eviction. This determination shall count as an order for eviction by that time.
