If a lessor to whom the rights and obligations under the lease agreement have been transferred pursuant to Article 226 wishes to implement a zoning plan applicable to the leased property, the court shall, at the request of the lessor, terminate the lease agreement with effect from a date to be determined by the court.
The tenant and the subtenant to whom the property has been lawfully sublet may claim compensation. In determining the amount of compensation, account shall be taken of the likelihood that the tenancy would have continued without the transfer.
In addition to business premises within the meaning of Article 290, this Article shall also apply to a built-up property or part thereof, if such property or part thereof is leased for the purpose of carrying on a business other than business premises within the meaning of Article 290.
